Blocking dates
From Calendar, select the period and choose "Unavailable". The dates leave your website at once and reach connected platforms at the next refresh, about an hour.
Cancelling a booking
From the booking, choose "Cancel" and give the reason. The guest immediately receives an e-mail explaining the situation and announcing their refund; the deposit is returned. The dates free up at once.
What it costs you
Cancelling on a guest is the most damaging thing you can do to your reputation, well beyond the refund. Platforms penalise it; in direct booking, it gets retold. Keep it for what truly requires it — a burst pipe, a dead boiler, a hospital stay.
For anything less, offer new dates or an equivalent place at a neighbour's first: a guest who is rehoused tells a good story, a guest who is cancelled on tells the opposite one.
If the guest cancels
Your cancellation conditions apply automatically. The guest sees exactly what is refunded before confirming, you are notified, and the dates free up at once — which leaves you time to re-let.
