What a night actually earns you

"My night is €120" means nothing until you take out everything that leaves before the money reaches your account.

The example

Seven July nights at €120 — €840 advertised — for an unrated property, four guests, plus a €60 cleaning fee.

Tourist tax passes through you but is not yours: at €1.50 per person per night, €42 leaves the calculation immediately. Commission, if the booking came from a platform: 15.5 % of €900 is €139.50; direct, €0. Payment fees: around 1.5 % + €0.25 per transaction with most providers — roughly €13 — and they exist on direct bookings too. Real cost of the stay: cleaning, laundry, consumables, utilities, say €135.

What is left before tax: €612.50 through a platform, €752 direct.

Tax: under the unrated micro-BIC regime, 30 % is deducted from gross receipts (50 % if the property is rated), so rating shows up on receipts rather than on what is left after costs.

What it shows

The gap between the two columns — about €140 for one week — is the commission, and nothing else. Two honest caveats: a direct night only exists if the guest found you, and payment fees never disappear.

The threshold worth remembering

Monthly subscription ÷ commission saved on one night. At €39 a month and €18.60 saved per night, three direct nights a month cover it.
